The Mario Greco Group is in a league of their own. Several years ago Mario was helpful to us when we were in a bad situation with another agent in the city and even though he didn’t sell our condo for us we knew we’d use him for our next real estate transaction. Luckily, since then he has expanded into the suburbs by adding Lehigh Cohen to the group. We wanted to sell our house in Libertyville quickly without taking too big of a bath and Lehigh talked to us about pricing it to sell in 60 days (using comps and his experience, etc.). I was looking for an agent that could sell my home quickly. I had previously had my home on the market, with a different agent, for 7 months, too many showings to count, and no offers. Mr. Greco came out to my home and took stock of what he saw. He suggested I have it staged. He also told me what he would probably list it at. Additionally, Mr. Greco brought books of comparables, letters of reference, and a plan of exactly how he would market my home. I listed my home with him. My wife and I were searching out an ‘in-town’ place. We had written down about 2 dozen addresses of buildings we thought we might be interested in, but beyond this, did not really know much about the market or about condo living (our home is in the suburbs) or the various tradeoffs involved in making this sort of real estate purchase. We contacted another realtor and got nowhere. We were referred to Mario and got a call back the same day to set up our initial appointment. We met with Mario and his partner Kevin Fitzgerald. We handed them our list and they knew just by looking at the list the quality, potential, and merits of all the properties on the list. They know the market!
They emphasized from the beginning they would help us find the right place and would not in any way make us feel pressured. We didn’t. We gave them a ‘wish list’ and our price range and they helped us understand what was possible. (In this market, a lot more is possible than once was the case!) Over the next 2-3 months we made several trips to visit both places on our original list and others that fit our criteria. In all we probably visited several dozen places. Well, we found our place—-a fabulous duplex on Lake Shore Drive! We always felt they were working for us. We got honest assessments and quick responses all the time. When it came time to start making an offer it happened fast and they helped us with an aggressive offering strategy that paid off for us. We were told when we were referred to Mario that they were the top selling agency in the city, that they were the best. They are.

We liked Mario at the initial interview because he was honest and direct. We also liked his team approach to the different elements of the sales process. Instead of Mario handling everything on his own, he employs a team of very capable people to help keep everything moving along smoothly. We thought that maybe we wouldn’t hear from Mario during the process since he delegates the work, but this was absolutely not the case– Mario was cc-d on all e-mail correspondence and chimed in on many issues. He and his team were extremely quick to respond by e-mail and phone.
We liked Mario’s negotiating strategy and appreciated him running his strategy by us before he discussed things with the buyer’s agent. Other good things about the group: we received great feedback via e-mail after each showing, Mario did a great job putting together the MLS listing, the photos of the unit turned out great, and the attorney Mario recommended was fantastic.
We give the Mario Greco Group five stars because overall the customer service experience was superior, and Mario and his team sold our unit the first week it was on the market, which is pretty amazing in this down market! By 9:30pm THAT NIGHT, you had found another financier that had recently approved financing in my building despite the special assessment and communicated that information to the buyer. The buyer got back in the deal and used this financing option to close. I truly believe you were the only Realtor that would have been able save this deal.
Also, when we transitioned to you from a previous Realtor, there was still one buyer from the previous Realtor that was potentially going to make an offer. You were willing to help me in whatever you could do with this buyer even though you would not have received a commission. Your philosophy was always to do what was necessary to help us get the condo sold. That established a lot of trust early on.

The things we appreciated most were the constant and informative updates, showing summaries, feedback summaries and strategy ideas. You and your team were always available by phone or email and promptly returned messages. In addition, your agents were always mindful of our cat. We can’t tell you how important it was for us to know that if we had a showing when our cat was home that he would be safe and sound. Lastly, once we got an offer, you were able to get a us a sale price only a few grand under our asking. In this day and time, that is no small feat.

It’s a long overdue e-mail but I wanted to thank you and your team for selling our condo and helping us find a new place to live. First on the sale–I think it is fair to say that we were very pleased with how your team handled our sale. While we don’t have a lot of experience in real estate, I was impressed with all the “little” things that I think culminated with the sale of our old condo—among these the advertisements in the press, on Craig’s list, the postcards, and probably most importantly, the fact that a person from you team was always present to show our condo. The sale price came within the range you presented at the initial showing, and while that is not always the case, it does show, at least in our case, that you were honest and straight-forward with us.
The purchase of our new home was a bit more challenging, in part because we changed directions in the middle of our search. We looked at a lot of places, and it took longer than we thought it would. We were picky, but we never felt that you were pressuring us into making a quick decision just so you could earn your commission. We are very happy with the home we bought, even if it did take a little more time to find than we expected–through no fault of your own.
We feel that the level of service we received was first rate, and that matters most to us since some agents would only give attention to their clients that have the highest value listings. That wasn’t the case with you, and we appreciated that. The fact that you were trading e-mails and negotiating a deal on our behalf while on vacation proved this point to us, and is an indication how far you will go to help your clients get what they want.

Between the two of us we had very little knowledge of the real estate industry outside of periphery help from our parents. Prior to meeting Mario, we had looked at a place with another Realtor and had a bad experience – she tried to sell us a condo in which we had no interest. Friends of ours had purchased a condo using Mario a few months before and had raved so much about him that we had to get in contact. He has so much knowledge of neighborhoods, developers, amenities, Realtors and brokers that we felt fully informed at every point of the process. He never pressured us, even on our seventh trip out with him, and he knew as well as we did what we were looking for. Having purchased multiple properties themselves, my mother-and-father-in-law were skeptical of Greco at first. But after they went out with us one afternoon, they were completely on board with the process and were also impressed with the knowledge and commitment that Mario possesses. During the process, Mario was available 24/7 to answer any question we had and always answered emails within seconds. His contacts within the industry, such as lawyers, brokers and inspectors, were also knowledgeable and helpful. They helped turn an arduous process into a simplistic one. We have a beautiful condo fitting our exact requirements in our perfect neighborhood. We could not have asked for more in the process. Given the number of horror stories we have heard about buying and selling real estate, we feel very fortunate to have had such a great experience thanks to Mario.
